McAllister represented IDI Logistics in the Sale of the Site to FLF Holdings<\/em><\/strong><\/p>\n<p><strong>FORT PIERCE, FL, January 3, 2020<\/strong> \u2014 <a href=\"http:\/\/www.cushwakesouthfl.com\">Cushman &amp; Wakefield<\/a> has negotiated the sale of a \u00b1132.41-acre development site in St. Lucie County, FL.<\/p>\n<p>The South Florida industrial team of <a href=\"http:\/\/www.cushmanwakefield.com\/en\/people\/christopher-thomson\/\">Christopher Thomson<\/a>, <a href=\"http:\/\/www.cushmanwakefield.com\/en\/people\/christopher-metzger\/\">Chris Metzger<\/a>, <a href=\"http:\/\/www.cushmanwakefield.com\/en\/people\/richard-etner-jr\/\">Richard F. Etner Jr.<\/a> and <a href=\"http:\/\/www.cushmanwakefield.com\/en\/people\/matthew-mcallister\/\">Matthew G. McAllister<\/a> represented Atlanta-based <a href=\"www.idilogistics.com\">IDI Logistics<\/a> in the disposition. <a href=\"https:\/\/flfholdings.com\">FLF Holdings<\/a> acquired the land for $3.5 million ($26,546 per acre) and was represented by Robert Smith of CBRE.<\/p>\n<p>The site, named Crossroads Business Center, is <a href=\"https:\/\/goo.gl\/maps\/9UhckLqS1jeLiano7\">located just south of Okeechobee Road at the convergence of Interstate 95 and Florida\u2019s Turnpike in Fort Pierce<\/a>. The property encompasses \u00b184.65 acres of developable land and is the second phase of Crossroads Park of Commerce, located immediately north of the site.<\/p>\n<p>Initial plans for the site, under IDI Logistics\u2019 guidance, include five industrial buildings ranging from \u00b1140,000 to \u00b1400,000 square feet or a single, \u00b11.2 million-square-foot, built-to-suit structure.<\/p>\n<p>The property\u2019s location provides immediate access to Interstate 95 and Florida\u2019s Turnpike via Okeechobee Road. When developed, the site will offer frontage potential along Interstate 95.<\/p>\n<p>\u201cCrossroads Business Center offers users the opportunity to locate their operations in a highly visible, centrally located park in a dynamic market that continues to attract high-profile companies such as Walmart, the PGA Tour, Pepsi and Tropicana,\u201d said Thomson.<\/p>\n<p>The eight-member South Florida Industrial team led by Metzger, Etner Jr. and Thomson has negotiated just over 5.5 million square feet of sale and lease transactions valued at more than $168 million to date in 2019.
