Chipotle is Rolling Out its Drive-Thru Concept at the \u00b1155,547-Square-Foot Power Center in Central Florida\u2019s Tourist Corridor<\/em><\/strong><\/p>\n

KISSIMMEE, FL, October 3, 2019<\/strong> \u2014 Southeast Centers<\/a> has secured a new lease for Chipotle Mexican Grill\u2019s<\/a> first Florida location offering drive-thru service at Rolling Oaks Commons<\/a>, a \u00b1155,547-square-foot power center in Central Florida.<\/p>\n

The new drive-thru concept, dubbed Chipotlanes<\/em>, was announced by the Newport Beach, California-based eatery in 2017 and initially rolled out to 10 locations. The new restaurant at Rolling Oaks Commons is expected to open in November and is part of Chipotle\u2019s plan to establish \u201ca few dozen more Chipotlanes<\/em> in 2019\u201d<\/a>, an initiative intended to maximize the potential of Chipotle\u2019s digital platform. Patrons can place orders via Chipotle\u2019s web site or mobile application and pick up their order at locations featuring Chipotlanes<\/em>.<\/p>\n

Southeast Centers Leasing Representative Jason Reisman<\/a> negotiated the 2,438-square-foot outparcel lease with Chipotle. Aya Fagan, of The Shopping Center Group, represented Chipotle in the lease negotiations.<\/p>\n

Rolling Oaks Commons was developed between 2009 and 2017 by Southeast Centers and PGIM<\/a>. The center sits on a \u00b128.0-acre site at 3202 Rolling Oaks Boulevard<\/a> with a daily traffic count of \u00b160,000 vehicles. Its location at the southeast corner of West Irlo Bronson Memorial Highway (US 192) and the Daniel Webster Western Beltway (State Road 429) puts it at the epicenter of new development in Central Florida\u2019s tourist corridor.<\/p>\n

The center is adjacent to the newly developed, \u00b1300-acre Margaritaville Resort Orlando<\/a> and \u00b1200,000-square-foot Sunset Walk<\/a> retail, dining and entertainment venue. The property is also less than one mile from Disney\u2019s Animal Kingdom Theme Park<\/a>.<\/p>\n

\u201cRolling Oaks Commons serves as an ideal test-bed for retail concepts like Chipotlanes<\/em>,\u201d said Reisman. \u201cIts premier location provides exceptional access to millions of local residents and visitors, producing tremendous brand exposure locally and beyond.\u201d<\/p>\n

\u201cThe immediate micro-market surrounding Rolling Oaks Commons has seen exponential growth in recent years, driving significant interest from retailers looking to tap into the explosive dynamics of Orlando\u2019s Tourist Corridor,\u201d added Southeast Centers Chief Operating Officer Greg Scott.<\/p>\n

Reisman also secured four additional new leases at Rolling Oaks Commons with Island Wing Company, Massage Envy, Jersey Mike\u2019s, and Small Cakes Cupcakery and Creamery totaling 11,900 square feet.<\/p>\n

Destin, Florida-based Island Wing Company<\/a>, which offers fryer-free casual dining, leased 7,000 square feet for its ninth franchise and third restaurant in Central Florida. Dan Wirtz of The Windsor Realty Group negotiated the lease on behalf of Island Wing Company.<\/p>\n

Massage Envy<\/a> leased 2,450 square feet for its eighth franchise in the Orlando market. Massage Envy, based in Scottsdale, Arizona, offers customers massage, skin care and total body stretching therapies. The company has 99 locations in Florida and 1,150 franchises nationwide. Colliers Internatinoal\u2019s Jorge Rodriguez represented Massage Envy in the lease negotiations.<\/p>\n

Jersey Mike\u2019s<\/a> leased 1,400 square feet for its 25th<\/sup> fast-casual sub sandwich franchise in the Orlando market. Based in Manasquan, New Jersey, Jersey Mike\u2019s has more than 2,000 restaurants open or under development nationwide. Jonathan Hellein of Archon Commercial Advisors negotiated the lease on behalf of Jersey Mike\u2019s.<\/p>\n

Smallcakes Cupcakery and Creamery<\/a> leased 1,050 square feet for its third location in the Orlando market and 19th store in the state of Florida. Based in Overland Park, Kansas, Smallcakes provides customers with fresh-from-scratch cupcakes and small-batch ice cream made daily in stores. The company, and its founder Jeff Martin, have been featured extensively in the media on The Food Network<\/a>, The View<\/a> and USA Today<\/a>. CBRE\u2019s Chris Newkirk represented Smallcakes in the lease negotiations.<\/p>\n

In the wake of this recent leasing activity, Rolling Oaks Commons is now 93.1% leased with availabilities ranging from 1,080 square feet to 6,000 square feet. Rates are negotiable.<\/p>\n

Rolling Oaks Commons is shadow-anchored by a a 175,890-square-foot SuperTarget<\/a>. Other notable tenants include Ross Dress For Less<\/a>, TJ Maxx<\/a>, Ulta<\/a> and Five Below<\/a>.<\/p>\n
