The South Florida Industrial Team of Wayne Ramoski, Gian Rodriguez and Skylar Stein Negotiated the Sale of the \u00b1106,769-Square-Foot Building<\/em><\/strong><\/p>\n

MIAMI, FL, September 13, 2019<\/strong> \u2014 The Cushman & Wakefield South Florida Industrial Team<\/a> of Wayne Ramoski<\/a>, Gian Rodriguez<\/a> and Skylar Stein<\/a> represented San Francisco-based Terreno Realty Corporation<\/a> in the sale of a \u00b1106,769-square-foot warehouse at 10100 NW 25th Street<\/a> in Doral.<\/p>\n

AmCar Holding, Inc.<\/a> acquired the asset for $14 million ($131 per square foot). Mark Aleman of Aleman Realty, LLC<\/a> represented the buyer.<\/p>\n

Constructed in 1974, the stand-alone, cross-dock property sits on a five-acre parcel in the heart of Doral with excellent visibility and frontage on NW 25th Street. The building features 22-foot clear heights, \u00b114,000 square feet of office space, 29 loading positions and secure exterior storage.<\/p>\n

Ramoski and Rodriguez previously negotiated Terreno\u2019s $9.875 million acquisition of the asset in 2015 when the property served as CGI Windows and Doors\u2019<\/a> manufacturing and distribution facility. Terreno began the redevelopment of the site for re-lease after CGI vacated, but market conditions soon presented a favorable disposition opportunity.<\/p>\n

\u201cTerreno originally intended to redevelop the facility and lease it to a quality tenant,\u201d said Rodriguez, Managing Principal of Cushman & Wakefield\u2019s Miami and Ft. Lauderdale offices. \u201cHowever, the market\u2019s limited industrial sale supply provided Terreno with an opportunity to capitalize on their investment and make a healthy return today.\u201d<\/p>\n
