Wakefield<\/a> has negotiated the sale and financing of Linton Center, a two-building, 66,110-square-foot, light industrial portfolio in Delray Beach, FL.<\/p>\n<p>The Cushman &amp; Wakefield Capital Markets team of <a href=\"http:\/\/www.cushmanwakefield.com\/en\/people\/greg-miller\/\">Greg Miller<\/a>, <a href=\"http:\/\/www.cushmanwakefield.com\/en\/people\/dominic-montazemi\/\">Dominic Montazemi<\/a>, <a href=\"http:\/\/www.cushmanwakefield.com\/en\/people\/j-odonnell\/\">Scott O\u2019Donnell<\/a> and <a href=\"http:\/\/global.cushmanwakefield.com\/en\/people\/miguel-alcivar\/\">Miguel Alcivar<\/a> negotiated the sale on behalf of Deerfield Beach, FL-based <a href=\"http:\/\/search.sunbiz.org\/Inquiry\/CorporationSearch\/SearchResultDetail?inquirytype=EntityName&amp;directionType=Initial&amp;searchNameOrder=BEAVERPROPERTIES%205690561&amp;aggregateId=domp-569056-3d16fc77-6920-4971-9613-46db27dafad3&amp;searchTerm=beaver%20properties%20inc&amp;listNameOrder=BEAVERPROPERTIES%205690561\">Beaver Properties, Inc.<\/a>. <a href=\"http:\/\/search.sunbiz.org\/Inquiry\/CorporationSearch\/SearchResultDetail?inquirytype=EntityName&amp;directionType=Initial&amp;searchNameOrder=LINTONINDUSTRIALCENTER%20L180002462940&amp;aggregateId=flal-l18000246294-f3873f04-1220-4514-a8a5-5b1a713cdf4a&amp;searchTerm=Linton%20Industrial%20Center%2C%20LLC&amp;listNameOrder=LINTONINDUSTRIALCENTER%20L180002462940\">Linton Industrial Center, LLC<\/a> acquired the asset for $9.0 million ($136 per square foot).<\/p>\n<p>\u201cLinton Center provided investors with the rare opportunity to acquire an industrial asset with frontage and visibility on Interstate 95 in Delray Beach. The prime location, combined with additional upside through rental increases, attracted great interest in the deal,\u201d said Miller.<\/p>\n<p>Senior Director <a href=\"http:\/\/global.cushmanwakefield.com\/en\/people\/jason-hochman\/\">Jason Hochman<\/a> of Cushman &amp; Wakefield\u2019s <a href=\"http:\/\/www.cushmanwakefield.com\/en\/services\/equity-debt-structured-finance\/\">Equity, Debt &amp; Structured Finance group<\/a> secured a $5 million acquisition loan with a life insurance company on behalf of the buyer.<\/p>\n<p>\u201cOur client was seeking a long-term, fixed-rate loan to take advantage of low interest rates to help secure the cash flow for many years. We chose a lender who provided the best terms and closed the transaction quickly and efficiently,\u201d said Hochman.<\/p>\n<p>Linton Center was 95.8% leased at the time of sale with 32 tenants in a diverse mix of industries including light manufacturing, storage, art, distribution, business services, construction and entertainment. The portfolio is located at <a href=\"https:\/\/goo.gl\/maps\/xqgq9viC94Q2\">1220<\/a> and <a href=\"https:\/\/goo.gl\/maps\/HdStb7ZbniC2\">1240 Tangelo Terrace<\/a>, just north of the Interstate 95-Linton Boulevard interchange (Exit 51).
